Replacing a roof is one of the most expensive home improvement projects you can undertake. While the cost of replacing an old roof can vary greatly depending on the size of your home and the type of roofing material used, the average cost comes out to around $8,000. The same can be said of replacing your siding, which can range from $3 to $11 per square foot ($4,300 – $15,800 for a 2,000 sq ft home).   

Because the cost of these repairs can be so extravagant, it is very important to make sure that your home is properly insured. Let’s start by exploring what traditional insurance does and does NOT cover.

Traditional Insurance

First, the good news. Traditional insurance is designed to repair or replace the damaged portion of your roof or siding. Ideally, this results in your home being restored to the condition it was in before the loss occurred. But what about undamaged portions of your roof or siding?

It is not uncommon for a hailstorm or a windstorm to cause only partial damage, which could leave you with a mismatched roof or mismatched siding. This leaves you with two options:

  1. Get the damaged repaired and have mismatched or discolored shingles and siding.
  2. Get your whole roof/siding replaced. The insurance company will only pay for the damaged portion, leaving you to pay the rest out of pocket.

Siding and/or Roof Restoration Endorsement

The beauty of the Siding and/or Roof Restoration endorsement is that it can pay for even the undamaged portion of your roof and siding after a loss. This has several benefits:

  • No sunspots or discoloration
  • Increases property values

However, there is one major limitation. This endorsement only applies when there is no immediate access to shingles/siding of the same kind and quality.
